What Are the Most Sought After Amenities for Bend Rentals?

Thinking of renting out a property to tenants in Bend? By understanding what it is that tenants are looking for, you can increase your chances of keeping your property occupied.

 

Below are just some of the rental amenities that tenants in Bend are actively seeking out right now.

 

Appliances included

 

Most tenants prefer a totally unfurnished property so that they can make it their own. However, basic appliances such as a refrigerator, stove/oven and microwave are expected.


Washer and Dryers can be a nice bonus to many renters . However, many people who have been homeowners or rented before have their own.  Bend rentals such as  apartments or units with utilities included should have washer and dryers. 

 

Outdoor space

 

Outdoor space is one of the most popular amenities that can attract tenants. A lot of tenants renting out a house want their own yard. More specifically, a fenced yard. This provides a space for enjoying the beautiful Central Oregon summers and safely letting children and pets outside.

 

With apartments, providing a yard often isn’t possible – however, apartments with balconies or a shared open area can be an attractive compromise. Keep in mind if you have a shared area, you’ll need to provide doggie doo clean up. 

 

Pet-friendly rentals

 

Should you accept pets in your rental property? Given that pet-friendly accommodation is in limited supply in Bend – and yet more of us are owning pets – it makes sense to allow pets. Of course, you do need to weigh up the risks that come with allowing pets such as the potential damage that a cat or dog could cause. Most rentals that do not allow at least one small pet, will take much longer to rent. There are so many pet lovers in Bend, that if you say no pets, you shrink the rental pool down to near nothing. We recommend limiting the types of pets and breeds. Not renting to pets younger than a year and half and not allowing more than 2 pets per house. Also, be sure to check on the pets when you review their previous rental history. You can charge a refundable pet deposit and currently you can charge nonrefundable pet rent. Saving pet rent monthly can fund new carpet or help with the damage pets tend to cause over time. 

 

Bills included

 

Including some bills such as water/sewer and garbage is the norm for multiplexes. This is very attractive to many tenants. The meters are usually not separated so it is hard to charge individually. However, we at Superior Property Management are set up to split the cost between units based on size and number of occupants if you chose not to include utilities. As far as single family homes, the only bill that should be considered to include would be landscaping. Including landscaping is a win win for both home owner and tenant.

 

Distance to attractions


Many tenants are interested in the local amenities that a property can offer. Having certain attractions on one’s doorstep can be a huge pull factor. This is worth considering when purchasing a property in Bend for a rental.

 

Bend tends to be popular among outdoor enthusiasts and nature lovers. It provides convenient access for those that want to do skiing, kayaking, or mountain biking. River views are also sought after by people wanting to move here. These type of renters tend to love Southwest and Northwest Bend. 

 

Northwest Bend, commonly known as The Westside, is undoubtedly the trendiest area where a lot of tenants are going to be wanting to make the most of the buzz. With its restaurants, bars and shops, this area is attracting people who are willing to pay more per square foot for the action and walk factor. 

 

Northeast Bend and Southeast Bend meanwhile tend to have older homes with unique properties, tall ponderosas and large lots. It’s here that multiple bedroom properties with yards are more sought after. Proximity to schools, proximity to convenience stores, the hospital and local bus links are some of the things that tenants might be looking out for in these areas. 

 

Midtown is a special area located in an area of town that’s not quite NE NW that is really up and coming. I would say it is a less expensive version of the Westside. There are food cart lots and small business and quite a few parks within walking distance.
