SCREENING POLICY

We are excited that you are interested in one of our properties!

Here is what you need to know before applying for a home with us:

 The application process is open to everyone.

Each applicant over the age of 18 must submit an individual application.

Each application must be complete with accurate information and nothing missing, and signed and dated. This includes proof of income and a government issued photo ID. Falsification or misrepresentation of any part of the application will be grounds for denial. 

Please only apply for one property at a time. If you apply for more than one, the subsequent applications will be cancelled. If applying with co-applicants all applications need to be submitted to be complete.       

A screening fee of $60 per applicant is due at the time of applying. You will be provided a receipt at time of payment. If your application is not screened it will be refunded in full. Please note the only time to pay with your credit or debit card is at the time of applying. After you submit your application, we accept cash or money orders or Venmo. If your application is screened and you are not denied, your application is good for 60 days and you may apply at no additional cost to any of our other available rental units.

We process applications in the order they are received. The first complete applicants will be offered a tour or a virtual tour of the home. Once the home has been viewed, you will need to promptly decide if you want to be screened and considered for the rental. If so, the screening fee becomes non-refundable. 

The screening process will begin and takes about 3-5 business days.  Promptly after each screening is conducted by a tenant screening agency or a consumer credit reporting agency for the landlord, the landlord shall provide the applicant(s) with a confirmation of the screening.

We will approve the first qualified applicant(s).

Once approved ½ of the security deposit will be due within 24 hours to secure the unit. We’ll set up your move in date and in no time, you’ll be enjoying your new home!
